You made it. It's finally 2021.


Take a deep breath, close your eyes for a few seconds, and congratulate yourself on getting through the last year. Although we may not be out of the woods yet, progress is happening and for that, I'm grateful and excited.


Market Trend - December 2020 Highlights


In this unprecedented time, the real estate market has continued to be strong. Until inventory can increase, the fast-paced market will continue. There is not enough homes for sale for the amount of buyers.

Usually, December is when sales slow down a bit due to the holiday season but we had a strong December activity, which brought the 2020 home sales to total back in line with the region's long-term annual average.

As the REBGV Chair, Colette Gerber said,

"When the pandemic began in March, the housing market came to a near standstill. We knew, however, that shelter needs don't go away in times of crisis, they intensify."

As we all continue to tackle the day-to-day changes due to the pandemic, the real estate community has been working closely with the public health officials to make sure we are taking the appropriate precautions and protocols.

As we move into 2021, determining the home price trends will depend on the supply of homes for sale.

On the chart above, the MLS® HPI is a more stable price indicator than average prices because it tracks changes of "middle-of-the-range" or "typical" homes and excludes the extreme high-end and low-end properties. So the prices of detached single-family homes increased by 10.2% the past month and the townhouses and apartments increased by 4.9% and 2.6% respectively.

There was a 53.4% increase in sales compared to December 2019. Usually, December is the quietest month of the year in real estate but due to the pandemic, the sales outpaced the long-term averages. Contact me if you want to know how much your home is worth!
