Christmas is upon us! My favourite time of year! Where I get to spend time with my family, watch a bunch of Christmas movies, drink hot chocolate and bake cookies! For others, the Holidays are not happy times because it can be filled with stress, anxiety, loneliness. But they don't have to be. There can be so much more joy in Christmas! We tend to focus on the negative and forget about the good. Gratitude is contagious, so take time to write down all that's sweet in life.
Market Trend - November 2020 Highlights
As we are winding the year down, the sales have also slowed down, but compared to November 2019, there was still a 22.7% increase. Colette Gerber, the REBGV Chair stated that
"Home buyer demand has been at near record levels in our region since the summer. This is putting upward pressure on home prices, particularly in our detached and townhome markets."
The number of homes for sale has still been lagging behind the demand of the buyers. This means that the trend favours the sellers. Since there has been a trend of work-from-home arrangements, more people have been looking at remote areas, such as the Sunshine Coast or Squamish. Median Prices
ESTIMATED MEDIAN PRICE OF A BENCHMARK PROPERTY
The MLS® HPI is a more stable price indicator than average prices, because it tracks changes of "middle-of-the-range" or "typical" homes and excludes the extreme high-end and low-end properties.
Typical homes are defined by the various quantitative property attributes (e.g. above ground living area in square feet) and qualitative housing features (e.g. proximity to shopping, schools, transportation, hospitals etc.) toward the home price of properties sold in Greater Vancouver communities.
There was a 46.2% increase of sales compared to November 2019. The housing demand in Metro Vancouver continues to outpace the historical averages where November sales was over 3000 for the first time since 2015. Contact me if you want to know how much your home is worth!
