When I hear October, the first thing that comes to mind is Pumpkin Spice and everything nice! Autumn is full of fun activities like baking sweet treats and spending time with loved ones. As we are approaching Thanksgiving, we can slow down and write down a list of things you are thankful for and post it somewhere visible that you can see everyday. This will benefit you because whenever you are feeling down, you can focus on the good and what brings you joy.
Market Trend - September 2020 Highlights
This past month hit record-breaking sales. There was an increase of 56.2% increase from September 2019! The REBGV Chair, Colette Gerber said,
"we've seen robust home sale and listing activity across Metro Vancouver throughout the summer months, this increased activity can be attributed, in part, to lower interest rates and changing housing needs during the COVID-19 pandemic."
This has created an upward pressure on home prices because of the competition. I have seen that the heightened demand from home buyers is keeping the supply levels down. It seems like the market is not slowing down.

ESTIMATED MEDIAN PRICE OF A BENCHMARK PROPERTY
The MLS® HPI is a more stable price indicator than average prices, because it tracks changes of "middle-of-the-range" or "typical" homes and excludes the extreme high-end and low-end properties.
Typical homes are defined by the various quantitative property attributes (e.g. above ground living area in square feet) and qualitative housing features (e.g. proximity to shopping, schools, transportation, hospitals etc.) toward the home price of properties sold in Greater Vancouver communities.
As home sales and listings surge in September, the upwards pressure has been shown through the sales, which were 44% above the 10-year September sales average and this is the highest total on record for the month. Contact me if you want to know how much your home is worth!
