How Do You Make an Offer on a House?


Finding the right house for you can take a few weeks or a few months. What happens when you find the home that you like? You are now ready to make an offer! This is where me, as your real estate agent prepares an offer letter on your behalf.


The breakdown of the process of making an offer is a follows:


1. View homes and decide if you want to make an offer.


2. We will discuss what price we would offer it as and explain the subjects to protect you.


3. I will then fill out the Contract of Purchase and Sale (aka. CPS) and send it to the listing (selling) agent to begin negotiation.


4. The seller can respond in 3 ways:


The seller accepts the offer. Everyone is happy and you are officially on your way to buy a house


The seller makes a counteroffer. You can either accept this counteroffer, go back with another offer of your own, or walk away.


The seller declines the offer. You could then try to make your offer more appealing (if your budget allows) or just move on and find another house.
