Market Trend - January 2021 Highlights

2021 will rival the 2016 boom year, according to the B.C. Real Estate Association! Vancouver prices made headlines all over the world for their massive increase in 2016. The market is so hot right now...

As we are heading into spring, the market is continuing to boom. The BCREA is forecasting close to around 110,000 sales this coming year! The only thing preventing sales from going higher are people who are at risk and won't be able to move during the pandemic; therefore, it is keeping supply down and prices high.

"Shifting housing needs during the pandemic and historically low-interest rates have been key drivers of demand in our market over the last six months. People who managed to enter the market a few years ago, and have seen their home values increase, are now looking to move up in the market to accommodate their changing needs." Gerber (REBGV Chair) said.

The activity in January has been high and the supply of homes aren't able to keep pace, it's "causing increased competition amongst home buyers and upward pressure on prices."

The MLS® HPI, which is a measure of real estate prices that provides a clearer picture of market trends over traditional tools such as mean or median average prices.The trend of prices has consistently been increasing.

The above prices are based on the MLS® HPI. These are the TOP 5 price increases in the past year. The demand was elevated across the region, home buyer activity was focused more on remote areas like the Sunshine Coast.
