It's April! It's starting to get warmer out and the sun is finally still out when we're done work. Things seem to be looking up. Don't forget to celebrate any types of wins, whether it's big or small!
Market Trend - March 2021 Highlights
Our new REBGV Chair Taylor Biggar said, “While we did see a record number of listings enter the market last month, the demand in today’s market isn’t allowing that new supply to accumulate. As a result, the overall inventory of homes for sale decreased compared to last year.” The Fraser Valley has hit two historical highs in March, setting records for both sales and new listings processed in one month. Across Fraser Valley, in March, the average number of days to sell a single-family detached home was 15, a townhome was 14 days and apartments are around 31 days.
On my end, I had listed a beautiful townhome in Langley on a Friday evening, where I had showings on the weekend and the Monday before the offer presentation, it was sold in 3 days! There was a lot of interest and it was sold over asking, which is now the highest price that was sold in that townhouse complex. So if you are thinking of selling, contact me (778) 388-1436.
The MLS® HPI, which is a measure of real estate prices that provides a clearer picture of market trends over traditional tools such as mean or median average prices.The trend of prices has consistently been increasing.
We’re beginning to see double-digit price gains for single-family homes and townhomes over the last 12 months.
The MLS® Home Price Index shows the prices continuing going up due to numerous factors including, the strength of the economy, the influence of the pandemic and lack of inventory.
