You’re searching for a home and ready to move? That’s so exciting! But how long does it actually take to buy a home – from viewing those maybes to picking up the keys to the one?
If you want the short answer, it probably takes two or three months from starting your search to signing all the paperwork for closing day. Please note that there are a lot of variables that can either speed things up or make it go slower.
The steps to buying a house is first, figuring out how much you can afford by meeting with a trusted mortgage broker in order to start your search. Depending on the housing market conditions, it can affect if you’re purchasing in a competitive market or looking in an area where home’s don’t come up for sale often, the search process can either be short or take longer.
Second, making an offer. I will help you figure out what is a fair offer to start off between you and the seller and also include subjects to protect your interest. The seller then will either accept, reject or counter. If all goes well, we then remove the subjects, which includes home inspections, finalizing mortgage, going through strata documents, etc.
Lastly, since the seller has accepted your offer, the ball starts to roll, where the mortgage broker will process the mortgage and finalize the mortgage. Then the lawyers or notary would then transfer the title of the home from the seller to you when it comes to closing day. Also, your home insurance provider will jump on board to set up the insurance for your new home and let you know what the annual premium will be. This usually takes at least a month. Then you will get your keys on the possession date.
